I passed 2023 National Real Estate Transaction Agent Exam!

After graduating from the training school on March 17, 2023,

many guests came to Chikyu Ryokan.

It’s been three years since the last time.

During the COVID-19 pandemic,

we only had three visitors a month, but now we probably have 200 visitors a month.

 

The sudden change was a bit shocking at first.

 

In the midst of this rapidly changing situation,

we decided to continue operating the inn for a little longer.

The reason for this is that I can use my free time to do desk work and

to prepare for the next step.

Because there are great benefits to doing so.

Since last year, I have obtained several qualifications,

but the one thing I regret is that I will not be trying again to

obtain the national qualification to become a real estate agent.

 

In October 2020, I took the national exam with a reasonable amount of preparation,

but I failed.

 

I remember being frustrated that

I was two points short and exhausted from studying for nearly 300 hours,

 

and staying in bed for about a week.

After attending a training school and getting used to

sitting at a desk to prepare for the national exam,

 

I decided to take the national real estate broker exam as my final challenge.

 

The study method I used on my second attempt was to not only do past exam questions,

copy the text for last-minute preparation,

 

and prepare for new questions created by the real estate broker instructor.

What I failed on my first attempt was that I just kept solving past exam questions.

 

There is no doubt that this study method is the basis of my studies,

but the national real estate broker exam is not designed to be passed with just that study method.

 

The key is to steadily build up the foundations of each field,

a process similar to copying out textbooks,

 

and to prepare for the new questions

(most of which are related to the revision of the Civil Code).

 

 

As a specific preparation,

I purchased Jutaku Shimposha’s textbook

“This year’s exact predictions for the Real Estate Agent exam” and copied it.

This book will probably be the final,

comprehensive text to review the main points.

 

The book was divided into 50 items per spread,

without any unnecessary embellishment, and summarized very simply.

 

From around August, I copied out all 50 items from this book.

In addition to that, as a measure against the new questions,

 

I found a textbook and mock exam by real estate agent lecturer

Hitoshi Sugiyama through an online search,

 

and tried to solve the questions.

 

The results were disastrous,

and the thought of failing again sent chills down my spine.

 

In the midst of the indescribable fear that was approaching me at that moment,

 

I realized something again.

That is, this retake was

my last attempt at the national real estate agent exam.

 

It was a moment when I once again steeled myself,

thinking that this would be my last time studying, whether I cried or laughed.

 

And,

It’s not just about working hard blindly,

but about how to study,

 

if you don’t improve every day by being creative in your own way,

it’s not a national exam that you can pass.

 

At this point,

I was reminded of the importance of building up my skills regularly,

at the right angle, every day.

 

I would wake up at 7am every morning and study from 8:30am to 11am.

 

Then I would clean and prepare the inn, eat and take a nap.

I would study from 3am to 6pm.

I repeated this for three months.

 

One week before the national exam,

I had accumulated 500 hours, and at the final stage of my studies,

 

when I came across knowledge and question patterns I had never seen before,

I sighed at how deep the national exam was.

 

Still, I made one last effort and worked hard, steadily taking measures.

And then, on October 18th, 2023, I took the exam.

I felt good about the test,

but I also had some anxiety.

 

This national exam is a relative evaluation test in which

only the top 15-17 percent of candidates can pass.

 

I had to wait about a month anxiously for the results to be announced,

wondering if I was in the top 15 percent.

 

Then the long-awaited day of the results came in late November.

 

I searched online,

and found my exam number on the list of successful candidates,

The certificate was sent by registered mail the next day.

 

The moment I opened it and saw my certificate,

I felt a weight lifted off my shoulders and a sense of relief.

 

It was really long. A lifetime exclusive qualification.

The reason I passed the real estate agent exam was

to enable me to continue running Chikyu Ryokan.

We were able to benefit from being able to resume operations in April this year

and places like this have also been able to enjoy the benefits.
